湖畔客栈的博克:http://blog.e23.cn/blog.asp?name=湖畔客栈 湖畔客栈的网页:http://www.chinazhusu.com/Hotel.aspx?HotelID=33681 http://www.sobnb.com/hotel.asp?hotel_id=368 把客栈做成艺术品 调动所有的艺术手段和最人性化的设计理念,打造一家在济南市,山东省乃至全国独一无二的“家庭旅社”,是经理宋东与陈宁最初的共识。“首先我作为一个设计师,做一件东西,肯定追求的是一种美,我现在将我的艺术与这家客栈融合在一起,无论成功与否,我都不会感到遗憾。”早生华发的宋东先生如此抒发着他对这家客栈艺术情怀。 客栈房间并不太多,上下两层楼总共大约有十几个房间。一进门左侧,宋东特地将其辟成一间别有一番韵味的小客厅,三套原木做成的朴实无华的桌椅与挂在墙上的一张近三平方米的蓝色调蜡染织物,为整个客厅定下了古朴、简约的主调。坐在临窗的木椅上,手摇一把芭蕉扇,沏一壶清茶,可将窗外百花洲的一池湖水尽收眼底。 寻找宾馆业的“中间地带” 小小的一家近20个房间的客栈,初期投资就直逼40万。它究竟有没有市场?经营压力又会有多大呢? 来自有关部门的统计数字表明,在体量巨大的中国宾馆业市场中,星级宾馆竟然占了80%左右,而招待所、小旅馆却只占有20%左右,而在旅游业比较发达的欧美国家,二者的比例正好倒了过来。 而与此相对应的是,在中国,真正的富有阶层仅占很小的比例,数量很少的他们,或许根本无法支撑起中国目前80%的高端宾馆业市场。这是中国目前宾馆业一直保持着较低入驻率的原因所在。而处在这个阶层之下的,是一个正在强势崛起的中等收入阶层,他们或为中小私企老板,或为公司中高级职员,他们有一定的经济实力,对生活质量有着较高的要求。但是,他们却成为了被中国宾馆业忘却的一个人群。一方面,他们大多从社会底层奋斗上来,深知谋生不易,这导致了他们节俭从事的消费风格,同时财力不足,也让他们在高档星级宾馆的高价花费面前徘徊止步;而另一方面,普通的小旅馆和招待所又往往因为设施简陋,环境恶劣,让他们不愿屈尊。于是,在中国宾馆的价格体系中,形成了一个价格介于80元至200元(标准间)之间的真空地带。 宋东说,因为大明湖是闻名天下的旅游胜地,每年来这里旅游的海量人流是一个巨大的潜在消费群。开业两个月来,客房出租率一直保持在60%以上,暑假期间则是在80%左右,主力消费者多为暑假期间外出旅游的大学生及其家长。令他们欣慰的是,凡是在这儿住过的房客普遍反映感觉良好。 在高档宾馆因价高和寡而门前冷落,小旅馆也因设施简陋频遭房客诟病的时候,湖畔客栈的出现,或许将为中国宾馆业经营窘状的突破提供一种可以借鉴的思路 Hotel-managers begin to make their hotels artistic. The first scene we see is a small living room when we get in, but the rustic desks and chairs, and a piece of blue fabric of 3 square meters definitely attracts people a lot and also sets a simple keynote. That would fit if you sat near the window, swinging a palm-leaf fan and looking at the beautiful scenes of the flower island on the lake. Searching for the “the Midst Zone” of hotels Is it reasonable for them to put 400,000RMB into such a small hotel? What pleasure does it give them? According to statistics, luxury hotels take up only 20 percent of the whole market, but secondary and small ones take up nearly 80percent in China. The situation is different in developed countries. Actually, there are few rich consumers in China, which makes it impossible for those luxury hotels to come out. Nowadays luxury hotels keep a low boarding rate. It is the middle class who is the biggest potential market. They are bosses of private enterprises or high executives and they want to experience the good life, but they are not catered for. On the one hand, they usually become successful after a long period of hard work and are so simple that they wouldn’t spend much money on luxury consumption; on the other hand, they don’t like the rough conditions of small hotels. So a new market is available. Mr. Song believes that there will be great business because the hotel is quite near Daming Lake. The rate of vacancy have been less than 40 percent since the hotel was founded, and it can be 20 percent less during the summer holidays. They have received very good feedback.
